- Hometown Heroes Is BACK!
What is Hometown Heroes? The Florida Hometown Heroes Housing Program helps first-time, income-qualified homebuyers in community-focused jobs afford a primary residence near their workplace. It offers below-market interest rates, reduced fees, and no origination or discount points on FHA, VA, RD, Fannie Mae, or Freddie Mac loans. Eligible full-time workers employed by Florida-based employers may also receive up to 5% of the loan amount (max $35,000) for down payment and closing costs through a 0% interest, 30-year deferred second mortgage. This assistance must be repaid if the home is sold, refinanced, or no longer used as a primary residence. Because Local Love Matters At the end of the day, it's the people who define a place. One of the best parts of our job as a real estate agent is helping great people put roots down in The Florida Keys community. Right now there is a variety of downpayment assistance programs for qualified borrowers and many of them are stackable meaning you can qualify AND use multiple programs for the same purchase. Timing Homeownership typically doesn't happen overnight. There is much planning and number crunching involved to be sure that we are able to match our buyers with their perfect home. Sometimes that takes 6 days, sometimes 6 months, and sometimes 6 years! But at ShineGroup we are in it for the long haul, we are a relationship based real estate team that aims to make the path to homeownership easy and attainable. If you're ready to embark on your homeownership journey click the link below to book your buyer consultation and let's get the party started! https://calendly.com/krystalthomaskw/buyer-consultation If you would like to hear from others who have been helped by our Hometown Heroes Program, please Click Here! - 🌀 Hurricane Preparedness in Key West: Your August Guide
Key West is basking in typical summer weather—hot, humid, and prone to afternoon thunderstorms. But with the Atlantic hurricane season in full swing (June 1–November 30), now is the time to plan and protect. Let’s break down what you need to know to stay safe this August. 🔍 2025 Hurricane Season Outlook Above-normal activity expected: NOAA forecasts 13–19 named storms, 6–10 hurricanes, and 3–5 major hurricanes High risk for Gulf and Florida panhandle: The Gulf region—including the Keys—faces a heightened threat, especially between mid‑August and mid‑October Potential "hot windows": Meteorologists flag early August (Aug 3–9) and late August (Aug 29–31) as peak periods for storm development. 🌍 Why Key West Needs to Stay Alert Monroe County is the most hurricane-prone county in the U.S. due to its geography Storm surge is the top hazard—“Hide from the wind, run from the water.” Even weaker storms can bring major effects: flash floods, power outages, and property damage. ✅ Essential Prep Steps for August Build your hurricane kit: 1 gal water/day per person, 7-day supplies of non‑perishable food Flashlights, batteries, portable NOAA radio Medications, first-aid, hygiene items, and pet essentials Plan evacuation routes: Understand Monroe County’s evacuation zones and timelines; full evacuation can take 12–24 hours Fortify your property: Install hurricane shutters or impact-resistant windows Secure outdoor items and trim vegetation Stay informed: Monitor NOAA, National Hurricane Center, and local Monroe County updates Monroe County Tourist Council and Key West NWS offer real-time advisories Protect against storm surge: Key West sits just a few feet above sea level—surge can flood the island quickly Follow timely evacuation orders—don’t wait. 📅 August-Specific Tips With climatological peaks expected late in the month, consider these extra precautions: Review your kit now. Don’t wait until the last minute. Top off fuel in vehicles and generators. Monitor weather updates closely between Aug 1–10 and Aug 25–31. Get familiar with communication channels—child-friendly, pet alerts (like Pet Disaster Alert) are available 🏘️ Community Reminder Monroe County has invested in stronger infrastructure—a new emergency operations center and desalination plant. But preparedness starts at home. August marks the heart of hurricane season in Key West. With NOAA’s active forecast and historical patterns showing peak activity, now is your moment to prepare. Whether you're a lifelong Keys resident or a summer visitor, taking early action could make all the difference. Be ready, stay safe, and enjoy the island responsibly. Your future self will thank you.
- Florida KeysAugust 2025 Real Estate Forecast
As we head into August, the Key West real estate market is showing clear signs of transition. Recent trends from June give us valuable clues about where things are headed this late summer. If you’re buying, selling, or simply watching the market, here’s what you can expect for each of our major zip codes in the coming weeks: 📍 33040: Key West, Stock Island & Lower Keys June data showed the average sale price slipping to ~$1.18M (down 16% YOY) and median sale price at ~$838K, with properties taking an average of 90 days to sell, over 30% longer than last year. ✅ August Prediction: Expect continued buyer leverage. Inventory is moving (absorption rate 10.9 remains healthy), but with sellers adjusting pricing. Buyers this August can negotiate harder, especially for homes lingering on the market. Sellers should consider sharper pricing or offering concessions to stand out. 📍 33042: Sugarloaf to Little Torch Key June’s numbers showed strong absorption (11.5), but average sale prices were down ~30% year-over-year to ~$1.58M. Median sale price ticked up slightly to ~$1.12M, indicating mid-range homes are still in demand. ✅ August Prediction: We expect stable demand for well-priced mid-market listings, while overpriced luxury homes may sit longer or see price cuts. Buyers can look for deals in the higher ranges as sellers respond to slower movement there. Inventory is solid, offering choice and negotiating room. 📍 33043: Big Pine Key June was the standout performer. Average sale price jumped 31% YOY to ~$985K, with median sale price up 50% to ~$935K. Days on market fell sharply, showing fast turnover. ✅ August Prediction: Expect continued strength and competition in this zip code. Demand remains high for $900K–$1M listings, with inventory moving quickly. Sellers can stay firm on pricing if properties show well. Buyers should act decisively here to avoid bidding wars. 🌴 Key West Overall: What to Expect in August High absorption rates across all three zip codes mean properties are still selling, but price sensitivity is up. 33040 and 33042 will see more negotiation and price trimming as sellers compete. 33043 is likely to hold value and move quickly, especially for well-prepared listings. Interest rates and seasonal slowdowns could keep some buyers cautious, adding opportunities for those ready to act. Key West’s real estate market remains vibrant but nuanced. For buyers, August brings real chances to negotiate in some areas while moving quickly in hot spots. For sellers, success will mean smart pricing, staging, and marketing to stand out. Ready to talk strategy for your move? Let’s connect and make the most of this unique Key West market!

Whether you’re a seasoned diver or just love the Keys for its island culture and seafood, here’s everything you need to know about this unique local tradition. 🦞 What Is Mini Lobster Season? Mini Lobster Season is a two-day “preview” of the regular lobster season, giving recreational divers and snorkelers a head start on catching Florida spiny lobster before commercial harvesting begins. It usually falls on the last consecutive Wednesday and Thursday of July, bringing thousands of lobster fans to the Keys for a short but action-packed celebration of fun, food, and ocean adventure. 📅 2025 Dates to Know Mini Season 2025:📍Wednesday, July 30 and Thursday, July 31 Pro tip: Get your gear and game plan ready early—accommodations, charters, and boat rentals fill up fast! 🐟 How It Works The goal is simple: catch your limit of lobster, legally and safely. But there are rules to follow! Here’s what you’ll need: A valid Florida Saltwater Fishing License A Lobster Permit (add-on to your license) Proper lobster measuring device (carapace must be over 3 inches!) No spears allowed—lobsters must be caught by hand or net Follow daily bag limits (6 per person in Monroe County) The Florida Fish and Wildlife Conservation Commission (FWC) also patrols heavily, so staying informed and respectful of regulations is key. 🚤 Why It’s a Big Deal in Key West Mini Season isn’t just about lobster—it's a cultural event in Key West. Picture this: Boats lined up at the docks before sunrise Local markets and restaurants showcase lobster specials Families make it an annual summer tradition Tourists and locals swapping stories over butter-drenched tails and cold drinks It’s part sport, part celebration, and 100% island energy. 🏡 Real Estate Note: A Prime Time to Be in the Keys Believe it or not, Mini Lobster Season is also a hot time for real estate. - 5 Things You Didn’t Know About Key West Summers
Key West is famous for its turquoise waters, pastel sunsets, and endless vacation vibes—but summer in the Southernmost City has a few surprises up its sleeve. Whether you’re a first-time visitor, a curious local, or dreaming about owning a slice of island paradise, these five things about Key West summers may just shift your perspective. Let’s dive in 🌴 1. 🌞 It’s Not the Hottest Time of Year Surprise! While July and August sound like they’d be sweltering, the peak heat in Key West doesn’t hit the way it does on the mainland. Thanks to the island’s coastal breeze and surrounding waters, it often feels cooler here than inland Florida cities like Miami or Orlando. Average summer highs hover around 88°F—warm, yes, but not unbearable. And those afternoon showers? They cool everything down beautifully. 2. 🐠 It’s Prime Snorkeling and Diving Season The waters around Key West are calm, clear, and warm in the summer, making it one of the best times of year for snorkeling, diving, and reef adventures. With visibility often stretching 50–100 feet, this is your chance to explore the world-famous coral reefs, spot sea turtles, and swim with tropical fish. Pro tip: Book an early morning boat for the calmest conditions and least crowd. 3. 🏝️ Locals Call It the “Secret Season” While winter sees the biggest influx of tourists, summer in Key West is a quieter, more local vibe. Restaurants and bars are easier to get into, hotel rates dip, and the streets feel less crowded. It’s when locals reclaim the island—you’ll find them paddleboarding at Fort Zach, grabbing Cuban coffee downtown, and catching sunset from the quieter corners of the pier. 4. 🦞 Lobster Mini-Season Is a Big Deal Every July, Lobster Mini-Season takes over the island for two wild days of underwater treasure hunting. Divers and boaters head out at sunrise in search of Florida spiny lobster before the official season kicks off. It’s part sport, part celebration—and if you’re lucky, part dinner! Local restaurants often host lobster-themed menus, and the energy around town is unmatched. 5. 🏡 Summer Is a Sneaky-Good Time to Buy Real Estate Here’s one that might surprise you: summer is one of the best-kept secrets for real estate in Key West. While many buyers wait for the cooler months to house hunt, smart investors and savvy second-home seekers take advantage of reduced competition and motivated sellers. And since it’s easier to schedule showings and explore properties with less tourist traffic, you get a true feel for island life in its most authentic form. Summer in Key West Hits Different Whether you’re sailing at sunset, chasing lobster tails, or exploring your dream home, Key West summer is more than just heat—it’s heart. It’s a season full of salty breezes, hidden gems, and unexpected adventures. So if you haven’t experienced the island in July or August… maybe it’s time you did. Thinking about visiting—or making the move? Let’s connect. I’d love to help you explore Key West like a local and make the most of your island dreams.
- Real Estate Market Vibes: July Forecast

Whether you're a buyer, seller, investor, or simply real estate-curious, understanding the current market vibes can help you navigate your next move with confidence. So, what’s in store this month? Let’s break it down. 🌞 Summer Momentum Is Heating Up Traditionally, July is one of the busiest months in real estate. Families are eager to settle in before the new school year, travelers fall in love with vacation destinations and start thinking second homes, and sellers want to capitalize on curb appeal while their properties shine in the sunshine. Key Vibe: High energy and high demand—but also rising competition in some areas. 📈 Interest Rates: Still Driving Decisions Interest rates continue to be one of the biggest influencers in real estate decision-making. While rates have fluctuated slightly, many buyers are adapting to the “new normal” and moving forward with purchases—especially those who want to lock in before further increases. July Insight: Watch for lender promotions, rate buydown programs, and more creative financing options to help buyers get off the fence. 🏠 Inventory: Slowly Improving, But Still Tight Housing inventory remains lower than pre-pandemic levels, but July is bringing a slight uptick in new listings in many markets. Sellers who were waiting for more favorable conditions are now feeling more confident to list, especially with continued strong home values. Seller Tip: If you’re thinking of listing, July is your moment. With motivated buyers still active, pricing and presentation are everything. 💰 Home Prices: Holding Steady in Most Areas While some overheated markets are seeing a slight correction, many areas—especially in high-demand coastal or vacation regions—are holding firm. In fact, prices in these markets may continue to rise slowly through the summer due to limited inventory. Buyer Tip: Don’t wait for a major drop. Instead, focus on negotiating smart and finding value in the right location. 🔍 Local Market Snapshot (Customize for Your Area) If you're in a market like Key West, FL (or your specific local market), expect: Strong interest in second homes and vacation rentals Continued demand for well-maintained properties near water A competitive landscape for single-family homes under $1M Keep an eye on local trends, and don’t hesitate to work with a knowledgeable agent who can help you read the signals correctly. 📊 July Market Vibes at a Glance Market Factor July Vibe Buyer Activity 🔥 Active & Opportunistic Seller Activity 📈 Rising Listings Inventory 📉 Still Low, Slowly Improving Prices 💵 Steady or Slightly Up Interest Rates 📊 Mixed Sentiment Investment Outlook 🌟 Positive for Vacation/Short-Term Rental Markets Stay Strategic, Stay Informed Whether you're planning to buy, sell, or invest, July brings plenty of opportunities—but also a need for smart strategy. - Renting vs. Owning in Key West: What’s the Right Move for You?
Your Essential Guide to Making a Smart, Lifestyle-Focused Decision in the Florida Keys If you’ve ever found yourself wondering whether it’s better to keep renting in paradise or take the leap into homeownership in Key West, you’re not alone. With the rising cost of living, changing market conditions, and the unique nature of island life, making the right choice requires careful thought. In this blog, we’ll give you a side-by-side breakdown of renting vs. owning in Key West, including financial comparisons, lifestyle perks, tax advantages, and even hurricane preparedness. Whether you're a longtime renter or new to the area, ShineGroup is here to help you decide what’s right for you, now and in the future. 💰 1. Cost of Living: Monthly Rent vs. Mortgage 🔄 Renting ✅ Owning Monthly rent is fixed, but subject to annual increases by landlords Monthly mortgage builds equity, and can be stable with a fixed-rate loan Limited upfront costs (deposit, first/last month) Down payment and closing costs upfront, but long-term asset value No property taxes or maintenance expenses Responsible for taxes, insurance, and repairs, but with tax deductions available 📊 Did You Know? With high rent prices in Key West averaging $3,000–$4,000/month, your rent could be a mortgage payment on a starter home or condo. 2. Tax Benefits & Equity Building Owning a home comes with significant tax perks: Deduct mortgage interest and property taxes Build equity that can be leveraged later (for renovations, investments, or emergencies) Potential capital appreciation in a high-demand market 🏠 Renters, unfortun, tely miss out on these advantages — their monthly payments don’t go toward an asset they own or earn returns on. 3. Lifestyle & Freedom 🔄 Renting ✅ Owning Limited customization of space Full freedom to renovate, paint, landscape, and truly make it your own May face sudden lease terminations or rent hikes Stability and peace of mind, especially in a tight rental market Often, smaller spaces with shared amenities Choose the home that fits your lifestyle — from bungalows to waterfront estates 🎉 Lifestyle Perk: Owning a home in Key West often comes with outdoor space, privacy, and parking — all of which are hard to come by in rental properties. 4. Hurricane Preparedness & Insurance In the Florida Keys, hurricane season is a reality , and how you prepare can differ drastically between renters and owners: Renters may not control storm shutters or structural safety and must rely on landlord's response. Homeowners can invest in impact windows, elevation upgrades, and secure long-term protection, increasing both safety and property value. 💡 Bonus Tip: ShineGroup helps clients understand insurance options and connect with local contractors for hurricane-proofing improvements. 🏝️ So… Should You Rent or Own in Key West? The answer depends on your goals, finances, and lifestyle — but here’s a simple guide: ✅ You may benefit from owning if... You plan to stay in Key West for 3+ years You want to build equity and stop paying rising rent You're ready to invest in your future and enjoy full control of your home 🔄 You may prefer renting if... - How to File a Claim and Protect Your Home After a Storm
Your Step-by-Step Guide to Recovery, Insurance, and Peace of Mind in the Florida Keys When a storm hits the Florida Keys, the aftermath can feel overwhelming — even if you’ve prepared in advance. From assessing damage and securing your property to filing an insurance claim and seeking help, it’s important to act quickly, but calmly. That’s why ShineGroup has created this bookmark-worthy blog: a practical, easy-to-follow guide for what to do after a storm, including how to file a claim, protect your property, and connect with trusted local resources. ✅ Step 1: Prioritize Safety First Wait until officials declare it safe to return to your area Avoid floodwaters — they may be contaminated or electrically charged Use caution around downed power lines, broken glass, or unstable structures Wear protective gear (boots, gloves, masks) when inspecting your home 🔦 Tip from ShineGroup: Keep a flashlight (not candles) handy for power outages to reduce fire risk. 📸 Step 2: Document the Damage Thoroughly Take clear, wide-angle photos and videos of all visible damage (interior and exterior) Don’t discard damaged items until documented Capture structural issues, water damage, roof impact, and detached fences or fixtures Include timestamps if possible 📋 What to document: Roof, siding, windows, doors, flooring Appliances, furniture, electronics Vehicles, boats, outdoor equipment Landscaping and fallen trees 📝 Step 3: Contact Your Insurance Company Call your insurance provider’s claims hotline (check your policy or app for details) Be ready with your policy number and a summary of damage Ask what emergency repairs you’re allowed to do immediately Request a claims adjuster appointment and track all communication 📎 ShineGroup Tip: Keep a physical copy of your policy and emergency contact numbers in a waterproof container before each hurricane season. 🔧 Step 4: Prevent Further Damage (Temporary Repairs) You’re allowed (and expected) to protect your home from worsening damage — just don’t make permanent repairs until your adjuster has visited. Cover broken windows and roof leaks with tarps or plywood Remove water-soaked carpets and drywall to prevent mold Keep all receipts and materials used for temporary fixes 🛠️ Local Help: Florida Keys Emergency Assistance: www.monroecounty-fl.gov Volunteer disaster clean-up: www.crisiscleanup.org 📤 Step 5: Submit Your Claim & Work with the Adjuster Provide documentation, receipts, and your damage list Walk the adjuster through the damage personally, if possible Ask for a written copy of the adjuster’s report Keep copies of all emails, letters, and paperwork 🗂️ Pro Tip: Create a digital and physical folder to stay organized throughout the claim process. 🔄 Step 6: Begin the Repair Process Choose licensed, insured local contractors (watch for scammers after major storms) Avoid paying 100% upfront for work — get contracts in writing Schedule work based on urgency: roofing, structural, water removal, then interior repairs 📞 Need trusted help? ShineGroup can connect you with reliable vendors we’ve worked with for years — from roofing and electrical to mold remediation. 💼 Bonus: FEMA & Local Disaster Assistance If you’re uninsured or underinsured, you may be eligible for FEMA disaster aid, including: Temporary housing Medical or repair grants Disaster unemployment assistance 📍 Visit: www.disasterassistance.gov 📍 Monroe County Disaster Recovery: www.monroecountyem.com 🏡 ShineGroup Is Here for You — Before, During & After the Storm Whether you're filing your first hurricane claim or navigating a rebuild, you don’t have to go through it alone.
